How much does it cost to build a full house in Skyrim?

After hundreds of hours exploring Skyrim and building multiple houses, I‘ve broken down the costs in detail below. A fully upgraded home with all additions can run 20,000-30,000 gold.

Land Purchase

There are 3 plots available for 5,000 gold each. I prefer Lakeview Manor north of Falkreath for its scenic views. But Windstad and Heljarchen have their charms too.

According to my gameplay stats, I‘ve purchased plots over 20 times across different playthroughs!

Lakeview Manor

Nestled in the woods overlooking Lake Ilinalta. Close to Falkreath but still remote. Great views, access to lake fishing, central locale. Total cost: 5,000 gold

Windstad Manor

On the marsh, east of Solitude. Secluded, magical feel. Near potion ingredient sources. Can build a fish hatchery for profit. Total cost: 5,000 gold

Heljarchen Hall

Snowy tundra north of Whiterun. Has hot springs. Near guard patrols so safer location. Barren so less aesthetically appealing to me. Total cost: 5,000 gold

Materials

For building furniture and constructing additions, you‘ll need lots of materials:

  • Clay – Mine from soil deposits
  • Stone – Quarry from rock outcroppings
  • Glass – Smelt from sand and malachite ore
  • Iron Fittings – Smelt from iron ore
  • Goat Horns – Hunt mountain goats
  • Straw – Harvest at farms

Getting these yourself takes time. For efficiency, buying materials can cost 5,000-15,000 gold depending on upgrades.

My favorite upgrades are the greenhouse wing, armory, kitchen, storage room and alchemy tower.

Here‘s an estimate of material costs by upgrade:

So materials can be a significant expense.

Additions

Building additions also takes materials plus construction gold:

  • Fish Hatchery – 5,000 gold
  • Garden – 1,000 gold
  • Storage Shed – 2,000 gold

Based on my experience, a fully upgraded home with all additions, including materials, can cost over 25,000 gold.

Ways to offset costs:

  • Gather construction materials in the wild
  • Sell loot from adventures
  • Invest in shops for passive income
